Apartment Updates

University of Idaho is preparing for upcoming changes in the South Hill complex between Sweet Avenue and Taylor Street. Some units will not be available for renewal for the 2024-2025 academic year. Please see your email communications to find out how and if your apartment contract is being impacted. Below are some anticipated questions you may have. If you have any additional questions that are not answered below, please email Housing and Residence Life at apartments@uidaho.edu.

The following buildings will NOT be impacted:

  • All Elmwood Apartments
  • All South Hill Vista Apartments
  • South Hill Units 426, 430, 458 and 464

Apartment Non-Renewal FAQ

All individuals who are not having their current contracts renewed will be offered an apartment in South Hill, South Hill Vista or Elmwood. To be considered for a transfer, you will need to fill out the apartment transfer application by May 10.

If you will be moving out of the South Hill on-campus apartments, yes, you will need to complete the Intent to Vacate form. If you plan to complete an apartment transfer application, the Intent to Vacate form is not needed.

You will be able to stay in your current apartment until the date approved by the housing office.

Yes, your deposit will be transferred to your new apartment. There will be no additional deposit or application fee required for residents relocating to another unit.

Following recent feedback, we are actively exploring the possibility of providing larger dumpsters in South Hill during the move-out period. We will update our residents as soon as we have assessed the options.

In some cases, we may be able to offer a short extension. It will depend on which building you currently live in. Please email Housing and they will be able to provide you with the options available.

Parking will continue to be available for all apartment residents. Although some parking areas may be temporarily impacted due to ongoing changes, the total number of spaces will remain proportional to the apartment population.

Assignments will be prioritized based on application dates. We are opening a special application window just for those impacted by the moves, May 1-10. All impacted residents will be prioritized and given an offer before we accept any new applications or current residents to apply for a different unit. If you have specific needs regarding your apartment transfer timeline, please email Julie Kerr, juliekerr@uidaho.edu, to set up a meeting.

We are prioritizing all impacted residents and will provide an exception if needed for available space in a different community.

The 2024 – 2025 apartment rates can be found on our Cost of Living Page. Impacted residents are also being compensated with a month of rent waived in June. If there is a rate difference between the old and new unit, we will work with the impacted resident, taking into consideration the month of waived rent they are already receiving.

By default, roommates will not be separated. They will continue to reside together unless specifically requested. Requests can be made by emailing apartments@uidaho.edu.

We are announcing the project now to ensure our residents have ample time to prepare for the necessary changes. The community is being informed earlier than required by policy because we value transparency and consideration for our residents' planning needs.

You should remove your personal items and trash from the apartment. You do not need to clean the apartment as there will not be another tenant after you. If there is significant damage, you will be charged, but you will not be charged for the apartment not being deep cleaned.

Apartment Contracts Ending June 30

No, there will not be any additional fees if you move out before your agreement ends. We will prorate your remaining rent.

As long as you vacate your apartment without excessive damage or trash, you will get your entire deposit back.

Apartments Renewing With An 11-Month Contract

We are providing residents with a full year's notice that their contract will not be renewed in May 2025. Impacted residents should plan ahead for their contract to end in May 2025, and have options outside of the on-campus apartments.

If you are a University of Idaho student and your agreement has shifted to 11 months you are able to request a transfer to a unit with a 12-month license agreement. To facilitate this request please email apartments@uidaho.edu to request the transfer request paperwork. Please complete the renewal application (iwanthousing.uidaho.edu) before emailing with your transfer request.
